Transforming an existing commercial unit into a functional pet-care environment required more than a standard renovation. The space needed to balance everyday operational requirements with durability, maintenance, ventilation, security and a welcoming interior environment.

Unlike a conventional retail renovation, the project involved several different functional areas within the same premises.

The existing space had to be reorganised and upgraded to accommodate customer-facing areas, internal rooms, service and wet areas, storage requirements and extensive purpose-built cabinetry.

The Challenge

Turning an Existing Commercial Unit Into a Purpose-Built Facility

The original unit was not configured for its intended new use.

Existing surfaces, rooms and services had to be adapted while working around the building's existing structure, windows, beams, plumbing routes and exposed services.

At the same time, the finished environment could not feel purely utilitarian.

The existing building structure, windows, beams and available service routes were assessed before the new cat hotel layout was implemented.

The client required a space that was functional for daily operations but still clean, organised and visually welcoming.

One of the most significant elements was the amount of custom joinery required.

Rather than installing conventional loose furniture, substantial portions of the interior were designed and fabricated specifically around the available space.

This meant that dimensions, access, lighting, ventilation and coordination with surrounding building elements had to be considered during construction.

1. Existing Space Preparation & Building Works

The project began with preparation of the existing premises and modification of areas required for the new layout.

Existing conditions were assessed before the subsequent architectural and service works were carried out.

The works progressively transformed the unit from a conventional commercial interior into a series of defined operational spaces.

Preparation works included removing unsuitable finishes and adapting the existing space before new architectural and building-service works began.

Where possible, existing building elements were incorporated into the new fit-out rather than unnecessarily concealed or replaced.

2. Space Planning & Internal Partitioning

The interior was divided into different functional zones using a combination of solid partitions, glazed openings and doors.

Large glazed panels were incorporated between selected spaces to maintain visual connectivity and allow natural light to travel further into the unit.

New partitions established clear operational zones while allowing selected areas to remain visually connected through glazed openings and doors.

Timber-look framed glazing and doors were used to soften the commercial character of the premises while maintaining clear separation between spaces.

A metal security grille was also incorporated at one of the access points as part of the practical requirements of the premises.

3. Electrical, Lighting & Building Services

Electrical and lighting provisions were coordinated throughout the renovated areas.

Surface-mounted conduits and track lighting were deliberately integrated with the existing ceiling and structural conditions rather than relying on extensive ceiling concealment.

This helped maintain access to services while keeping the finished installation organised.

Air-conditioning units, ventilation fans, electrical outlets and other service points were incorporated according to the requirements of the individual spaces.

The completed lighting combines general illumination with warmer accent lighting around the custom joinery.

The Feature: Purpose-Built Custom Joinery

One of the defining elements of this project is the extensive full-height custom cabinetry and enclosure system.

Rather than using generic modular units, the joinery was fabricated specifically for the available wall areas and operational requirements.

Full-height custom joinery was fabricated to suit the available wall space, creating integrated accommodation and storage instead of relying on generic modular units.

Warm wood-grain finishes were paired with contrasting dark-framed glazed doors, producing a strong visual identity while allowing the contents of individual compartments to remain visible.

Integrated spot lighting was incorporated into selected compartments.

Internally, different shelf arrangements and platforms were fabricated according to the required functions of each enclosure.

The finished joinery effectively becomes part of the architecture of the space rather than simply furniture placed inside it.

Wet Areas & Utility Spaces

The project also involved upgrading areas requiring water and drainage services.

A dedicated utility/pantry area was fitted with custom base cabinetry, solid-surface countertop, stainless-steel sink and tap, together with tiled wall and floor finishes.

Existing and new plumbing requirements were coordinated around the available service points.

Separate tiled wet areas were also incorporated into the completed premises, with floor drainage and ventilation provisions forming part of the functional requirements.

These areas were intentionally treated differently from the primary timber-finished spaces, prioritising practicality and ease of maintenance.

Flooring & Architectural Finishes

A consistent timber-look flooring finish was introduced across much of the dry internal space.

Combined with the wood-grain joinery and timber-look door frames, this creates continuity between otherwise separate functional rooms.

Timber-look flooring and a warm neutral palette soften the commercial interior while large windows bring daylight into the operational rooms.

The warm material palette contrasts with the predominantly white walls and ceilings, preventing the finished interior from feeling overly clinical.

Wet and utility areas transition to tiled flooring appropriate to their different operating conditions.

Glazing & Natural Light

The existing commercial unit benefits from substantial external glazing.

Instead of isolating each room completely, internal glazed panels and doors were used strategically to preserve the sense of openness.

Strategically positioned internal glazing allows daylight to penetrate deeper into the unit while maintaining physical separation between operational areas.

The approach is particularly noticeable in the completed central spaces, where multiple rooms remain visually connected despite having defined boundaries.

Final Outcome

The completed project demonstrates how an existing commercial property can be adapted for a highly specific operational requirement without sacrificing the overall interior experience.

The completed utility zone brings cabinetry, durable tiled finishes and access points together within a practical layout designed for daily pet-care operations.

What began as a conventional existing shoplot was transformed into a more organised, purpose-built environment incorporating:

Warm timber finishes were paired with durable work surfaces, translucent screening and easy-maintenance wall finishes to balance appearance with everyday functionality.

Instead of treating the operational components as equipment added after renovation, many of them were integrated directly into the interior fit-out.

The completed interior makes efficient use of the available commercial floor area while preserving natural light and visual connectivity between operational rooms.

That creates a more cohesive finished environment while making better use of the available commercial floor area.
